The State of California, through a state mandated mission to build additional housing units to meet the growing demand of California’s housing crisis, has unlocked a historically restrictive residential development process. This allows the most proficient and agile residential developers to capture outsized returns with very limited downside risk.
Traditionally, development in the state has been a lengthy and risk-laden process due to external factors (committee approval, restrictive zoning & building codes, onerous environmental studies), but the residential development process has been streamlined and is ripe for investment capital.

We plan for planning. Because the planning process involves external parties, Pi Group mitigates excessive job delays by integrating our planning department throughout the project lifecycle. For example, as we await feedback from planning department, we concurrently coordinate with utility servicers to ensure timely installation.
