We target high-demand coastal markets in Orange County and Los Angeles County with strong appreciation potential & upward trending rent growth which have been historically insulated from macroeconomic market volatility. As developers, we aim for underpriced assets that have pricing dislocation due to fragmented or underutilized land use.
We take advantage of recently passed statewide legislation which makes residential land development much quicker, ultimately reducing risks by removing subjective elements of the design and permitting process. Further, fast tracked timelines provided by state legislation also reduces our permitting timeline, which brings tremendous cost savings associated with professional work (design revisions, redrafts), as well as financing costs.
Once acquired, we do a cost analysis to assess if we can preserve any existing units on the site, and we will use our inhouse design and construction teams to develop additional ADUs and maximize the land value.
Upon completion of construction, we can elect to refinance or market the property for sale, in order to return investment capital to our investors.
Unlike a traditional homebuilder, Pi Group's biggest client is Pi Group. Our goal is not to maximize the profit margin billed at the expense of our clients; instead, we focus on how to optimize our process so that we maximize the value of the real estate investment. Doing so has allowed us to find the perfect balance between cost & return, as well as focusing on mitigating holding & financing costs.

California's housing crisis opened the doors to opportunities across key coastal markets by allowing traditionally restrictive residential land to be further developed. As the regulatory landscape became more developer-friendly, our niche operational strengths struck gold.
Pi Group, realizing that the development process can be better controlled with internal departments in a vertically integrated operation, expanded our team to incorporate the various departments necessary to speed up the timelines and reduce costs.
